STOP PRESS! DUPLEXES, GRANNY FLATS AND FONZIE FLATS!
The 2014 Sunshine Coast Planning Scheme introduced a number of new provisions in relation to Duplexes (Dual Occupancies) and Granny Flats/Fonzie Flats (Annexed Units). In some places the ability to apply for a duplex has been ruled out, whilst in other areas it has been made a 'self assessable' use - that is, no town planning application (Material Change of Use) is required unless your development does not comply with certain provisions of the Dual Occupancy Code (e.g. minimum site area).
One major growth area of late has been in the inclusion of Granny Flats and Fonzie Flats in houses. Did you know that, in most places on the Sunshine Coast and subject to compliance with certain requirements (e.g. maximum floor area), a self-contained unit can be included in a dwelling house without the need for town planning approval? Whilst this unit cannot be separately titled and sold like a duplex unit can be, it can be used to accommodate grandparents, adult children or even renters.
The ability to generate a rental income stream from part of your place of residence has the potential to improve housing affordability (for both the owners and the renter) and accommodate a wider variety of family types, and opens up some very interesting possibilities regarding house design.

Green Star - Communities
Chris is now a GSAP-Communities. That stands for Green Star Accredited Professional, in the Communities field.
The Green Star - Communities PILOT rating tool, released by the Green Building Council of Australia (GBCA) in mid-2012, evaluates the sustainability attributes of the planning, design and construction projects at a precinct, neighbourhood and community scale. Projects can then be issued with a Green Star rating which demonstrates how it performs relative to national and international best practice standards.
Chris participated in the review of the draft document and has commenced services to the GBCA in evaluating a pilot project.
As a Green Star Accredited Profession - Communities, Chris can also assist project leaders in the preparation of submissions to the GBCA for project accreditation.
